11-1-11 ... A packed room of disgruntled residents and business owners from Metrowest gathered to hear once again the ramblings of an irate Carl Shakarian, the present ruler of the Metrowest Master Association, and front man for Kevin Azzouz. Shakarian loudly voiced his anger over the Biddle and Rosenburg litigation in the fight for control of the developer's rights to Metrowest and stated sarcastically that he was again filing litigation in the morning in the never ending saga. The present four member board, over the verbal objections and displeasure of the visibly angered crowd, voted, in an obviously scripted manner, to approve the proposed budget. The apporoved budget will result in a large increase in Homeowner's Dues throughout Metrowest, as these increases are passed on to the individual HOA's and businesses in Metrowest. Will the expense of cleaning up Azzouz's folly be borne by the residents and current busineses? Those issues will have to be resolved, hopefully by a new board that is responsive to the input of the many long time residents and businesses.

New hope may be on the horizon as a new Canadian group may be purchasing the run down and dilapidated property that was once Veranda Park. It is encouraging to hear that plans may be underway to clean up this city eyesore and folly of Kevin Azzouz. Pending lawsuits and legal liens stand in the way of their obtaining control of the Metrowest Master Association though. Only a complete clearing of the present regime and appointed board members and a restoring of the trust and support of the community can provide the opportunity for the project to be a success.

The flagship restaurant of Kevin Azzouz, Tavern On The Lake, appears to be closed for business these days. All that remains is a routy night club on Friday and Saturday nights, nestled in the darkness of the deserted complex which was once Veranda Park.
I do find it interesting that the Chef of the Tavern, a front man "Owner" of the restaurant, has now been appointed by Carl Shakarian as a Director on the Metrowest Master Association Board. Surely a "Yes" man for Shakarian, and a pawn of Kevin Azzouz, it is a clear indication of the relationship of the two.

All is not well in Metrowest again these days
Shakarian is still the King of the Kingdom
The Majestic fountain that graces the entrance to the mostly deserted Veranda Park is beginning to run down. No one seems to be paying the water bill so the waters are not flowing again. The landscape is not being attended to and the algae and dirt buildup is turning the monument into an eyesore.
THE LATEST STORY
The Saga of Metrowest/Veranda Park seems to continue, and it may very well be into perpetuity. Just recently, Carl Shakarian and the new developing Corporation, Hiawassee Orlando LLC, won the lawsuit against the members of Metrowest allowing him to maintain control of the Metrowest Master Association and therefore appoint three of the five members to the MMA Board. This means that all votes now will be 3-2, giving Shakarian total control. He is now King of the Kingdom, as Kevin Azzouz once was. Don't count Mr Azzouz out quite yet though, as Mr. Azzouz once said,
"The worst-case scenario, Azzouz said, is that the bank will foreclose on the condo building,
and he and his investors will buy it back at auction, using a different corporate entity."
"When he does that, the debts owed to the construction company and the subcontractors go away,
meaning they don't get paid."
"We're in a pretty tough business," he said. "I'm not worried about looking good."

Is Kevin Azzouz the underlying force behind this new Corporation and movement? - Time will tell
This seems to be happening, and the courts, ruling that the new Corporation is "grandfathered in" as the "Original Developer" are upholding it. They ruled in his favor since the development was originally started before the new law was passed to prevent this type of atrocity.
Because of a little piece of undeveloped property, which will never be developed, was transferred to Kevin Azzouz originally in a "deal you can't refuse", he was made the original developer. This single little piece of property, has once again been transferred to Carl Shakarian in an unknown deal, making him the instant, "Original Developer"
As the "Original Developer", Shakarian can apppoint three members to the five member board, which he has done, giving him total control. The other two members that Shakarian has appointed, attend the meeting by phone conference, which is humorous to say the least. It's so funny at the meetings, Shakarian will make a motion, one of the two phone members will second it, and the vote goes Aye, Aye, Aye. Jody and Jeremy's votes don't really matter.
Shakarian was upset at the last meeting as Jeremy was trying to have a discussion on the issue, and Shakarian wanted to have a vote so he could get out of there. It seems making these meetings intrudes on his time. Shakarian said, "Don't I have three votes on this board?" Jeremy reminded him that although he can appoint three members to the board, he has only one vote. The other two members vote independently on the issues, and is supposed to be without collaboration. Although it's against the law for more than two members to get together to discuss board business, without an official meeting that is open to the public under the Sunshine Law. I'm sure this is happening frequently.
After a series of Cancelled Open Board Meetings, attempts at holding secret Closed Board meetings, the last meeting was to give Shakarian access to monies being held in escrow by some of the HOA's in Metrowest. I think their fears are that when this money is released, Shakarian can raid the coffers. I am concerned about this too, but it seems, nothing can be done. He is the King of the Kingdom, and all votes are 3-2.
The last Open Board meeting that was scheduled and noticed was for 5/5/10 at the Metrowest Fire Station #12. At 6:00 pm, no one showed up for the meeting. I guess it was again cancelled.
After my experience with Kevin Azzouz and the Malicious and Frivilous lawsuit he filed, I wanted to stay out of all these issues in my neighborhood. Well, I just can't when theft and corruption is involved.
Stay tuned for more updates as this situation progresses. I want to see Metrowest and Veranda Park developed into the Town Center that was once planned. But thieves and unscrupulous developers such as Kevin Azzouz, will not allow this to happen as long as the courts allow them to operate a Kingdom in a free country, where democracy, and rule by elected officials is the law of the land.
