Shakarian Speaks

8/18/09 - Shakarian says, his plan for Metrowest is to "raise the property values". He didn't want to reveal his business plan,
but said he would be bringing in a lot of investor money "from places as far away as India".

At the Metrowest Master Association meeting last night, Azzouz and Shakarian both appeared by telephone (and speakerphone)
which didn't work half the time anyway. I always thought "present and accounted for" meant in person. How Convenient.

How come people can keep peeing down our backs and telling us it's raining and we're expected to believe it?
It still smells like sewage, even though it is wet and comes from above.

THE AZZOUZ PLAN

The worst-case scenario, Azzouz said, is that the bank will foreclose on the condo building,
and he and his investors will buy it back at auction, using a different corporate entity.

When he does that, the debts owed to the construction company and the subcontractors go away,
meaning they don't get paid.

"We're in a pretty tough business," he said. "I'm not worried about looking good."

THE ECONOMIC INCENTIVE AGREEMENT

What will become of the The Economic Incentive Agreement between Veranda Partners LLC and the City of Orlando?

"Section 2.   Tax Increment Rebate.   The City hereby agrees to provide an economic incentive to the Developer in the form of a rebate of fifty percent (50%) of the portion of the property tax increment revenue directly attributable to the Property as collected by the City based on the City's millage rate (currently 5.6916) in effect from time to time (the "Total Tax Increment Rebate"). For purposes of calculating the property tax increment revenue for the entire Property, it is agreed that the base year valuation of the Property shall be Nineteen Million Five Hundred Thousand Dollars ($19,500,000.00), which is the estimated taxable assessed value of the Property if it were developed as a typical commercial development based upon the Report dated December 20, 2002 from Real Estate Research Consultants...."

"This Economic Development Incentive Agreement (the "Incentive Agreement"), dated as of ________________, 2003, is entered into by and between the City of Orlando, Florida, a municipal corporation organized and existing under the laws of the State of Florida (the "City"), Veranda Partners, LLC, a Florida limited liability company (sometimes referred to as either "Veranda Partners" or the "Developer"), and Westpointe, LLC, a Florida limited liability company (sometimes referred to as either "Westpointe" or the "Owner")."

"WHEREAS, the Florida legislature has found that government sponsored public-private partnerships and the promotion and support, including financial assistance, of economic development activities is in the public interest and achieves a public benefit..."

The sun is shining bright on Veranda Park in Metrowest as the waters of the fountain are flowing once again. This majestic centerpiece that graces the entrance of an ingeniously designed town center, is once again working to instill pride to the residents that live there. What will become of this elaborate dream of Kevin Azzouz? Can he hang on and recover, or will another developer step in to complete this amazing facility? Only time will tell as we all watch for the outcome.

Is Shakarian another Azzouz Front Man?
Like Adam Dudley, Ken Simback, and Joe Seebach

That will be the question as powerful Corporations vie for the rights to control the Metrowest Master Association.

As Azzouz loses control by bankrupting the Corporations he has so cleverly hid behind, ... Is he also behind the NEW Corporation that "buys up collection rights on settled bankruptcies" that Shakarian is a "business associate" and "an officer" of?

A developer controlled Master Association is allowed to appoint three people to the five-member ruling board.

It looks like a "Sleight Of Hand" move like what was predicted! "No comment from Shakarian or Azzouz"?

Why should the Metrowest Master Association be controlled by a Developer, and not by an elected board representing the residents, businesses, and owners?

I agree with the suit that was filed. "Either give full control of the Master Association to the residents, or dissolve it".

We all want to see Metrowest and the Veranda Park Town Center (or whatever it will be called) grow and prosper, just not under the control of a King or Tyrant. It seems we fought this war before and came up with a Declaration of Independence and a Constitution.

The two year battle with Kevin Azzouz over the SLANDER Suit is now over. Unfortunately, what was projected early on has come to pass, verified by the Master Association Audit and ordered by a judge.

The elegant "Tavern On The Lake" with it's plush balcony overlooking the tranquil and still lake, still remains as a reminder of what could have been.

It's time to move forward!

Kevin Azzouz, We wish you the best! May Veranda Park one day become the showplace you envisioned. But the sad fact still remains,
